These risks are invisible. The damage is not.

Most homeowners don't know there's a problem until it's already expensive. Testing is the only way to know for certain.

Mold

EPA estimates indoor mold affects 1 in 5 homes. Chronic exposure causes respiratory illness, allergic reactions, and long-term health damage. You cannot identify mold species or concentration visually.

Radon

Radon causes approximately 21,000 lung cancer deaths per year in the U.S. The EPA action level is 4 pCi/L. Maryland ranks in the top third of states for radon risk. It has no odor, no color, no warning.

Lead Paint

87% of homes built before 1940 contain lead paint. Renovation without testing is a federal violation under EPA's RRP Rule. Children under 6 face the highest risk from ingestion and inhalation.

Questions homeowners ask

Most residential mold inspections take 60-90 minutes depending on square footage and the number of areas sampled. We typically collect 2-5 air samples plus any surface samples. Lab turnaround is 3-5 business days. Rush processing is available for an additional fee.
The EPA recommends mitigation at 4 pCi/L or above. The average indoor radon level in the U.S. is 1.3 pCi/L. At 4 pCi/L, your annual exposure risk is roughly comparable to smoking 8 cigarettes per day. Mitigation systems typically reduce levels by 80-99% and cost between $800-$2,500.
Yes. Someone over 18 must be present to grant access and sign the inspection authorization. We ask that you minimize activity during sampling to avoid disturbing air quality. For radon testing, the home must remain closed (windows and doors) for the 48-hour testing period.
We do not sell mold remediation, radon mitigation, or lead abatement services. That means we have zero financial incentive to inflate findings. Our only interest is an accurate, honest report. Many companies that offer "free testing" also sell the fix - that is a direct conflict of interest.
SafeHome MD serves Maryland, Virginia, Pennsylvania, and Delaware. For Maryland, we cover Baltimore City and County, Harford County, Howard County, Anne Arundel County, Carroll County, and surrounding areas. Contact us if you are unsure whether we cover your location.
Your report includes a plain-language explanation of findings, EPA and industry reference levels, and recommended next steps. We will walk you through results on request. We can also refer you to certified remediation or mitigation contractors - but we have no financial relationship with any of them.
